Our Purpose

Eruo Advisory was founded to bridge public, private, and nonprofit systems through rigorous analysis and disciplined execution. Our work spans deal structuring, investment analysis, program delivery, and grant execution, grounded in the belief that meaningful impact requires more than intent. It requires well-structured deals, executable programs, and governance frameworks that endure. By integrating financial performance with community outcomes, we help institutions translate vision into actionable, lasting results.

Our Philosophy

We operate at the intersection of strategy, systems design, and stewardship. Every engagement is guided by four pillars:

  • Stewardship: Committing to outcomes that strengthen communities and institutions over time.

  • Conviction: Making principled, decisive choices in complex or emerging markets.

  • Precision: Applying rigorous analysis and deliberate process design.

  • Integration: Connecting capital, people, and processes to achieve coordinated, sustainable impact.

He holds a B.S. in Biology and an MBA in Finance from Cleveland State University and is a licensed Managing Broker in Illinois.

Franklin built Eruo Advisory on the following four areas of expertise:

  • Real Estate Strategy & Capital Advisory

Eruo Advisory delivers institutional-grade analysis and strategic guidance across acquisitions, development, and asset management, with particular expertise in emerging markets, adaptive reuse, and mission-aligned investments. The firm integrates financial discipline with community-centered development, structuring approaches that generate both returns and durable local value.

    Core Capabilities:

Investment analysis and underwriting: directing due diligence, financial modeling, and market assessment for acquisitions and development opportunities across multifamily, mixed-use, and historic adaptive reuse projects

Development advisory: guiding projects from concept through stabilization, integrating capital stack optimization, regulatory compliance, and stakeholder coordination into executable timelines

Strategic planning and feasibility analysis: evaluating market positioning, capital deployment strategies, and long-term value creation for real estate portfolios

Market research and competitive analysis: delivering data-driven insights on submarket dynamics, comparable transactions, and investment thesis validation

  • Social Impact Finance & Grant Strategy

Eruo Advisory designs the financial architecture that transforms philanthropic intent into operational reality. Through grant strategy, nonprofit leadership, and program management, the firm helps institutions secure and deploy catalytic funding with the same rigor applied to equity investments, ensuring accountability, sustainability, and measurable outcomes across every dollar committed.

    Core Capabilities:

Grant writing and capital strategy: securing foundation and public funding through narratives that connect mission to metrics, aligning philanthropic objectives with executable implementation plans

Blended capital structure design: integrating grants, equity, and debt into vehicles that leverage concessionary capital while maintaining institutional discipline and exit clarity

Program design and implementation: building initiatives across food security, housing access, and education that operate as systems rather than services, designed for scale, durability, and community ownership

Impact measurement and narrative development: translating program outcomes into funder reporting that demonstrates both quantitative performance and qualitative transformation

  • Economic Development & Policy Implementation

Eruo Advisory partners with cities, foundations, and civic institutions to translate policy intent into executable investment strategy. This work operates at the intersection of capital deployment and community outcomes, designing frameworks that expand access to opportunity while maintaining fiscal discipline and institutional accountability.

    Core Capabilities:

Public-private investment structuring: translating policy goals into financeable, executable projects with defined timelines and measurable outcomes

Market analytics and feasibility analysis: directing capital deployment toward long-term community investment with rigorous underwriting and risk assessment

Equitable economic development strategy: building integrated solutions across housing, workforce development, and small business growth that strengthen rather than displace existing communities

Cross-sector collaboration facilitation: aligning private capital, public agencies, and community stakeholders around shared objectives and mutually accountable implementation

  • Leadership Development & Community Innovation

The firm's leadership and innovation practice builds capacity where institutions meet individuals, equipping emerging leaders, students, and professionals to navigate complexity through systems thinking and disciplined execution. Eruo Advisory's flagship initiative, Domain Game Pathways, operates as a Career and Technical Education program that reframes real estate development as accessible infrastructure for generational wealth, economic mobility, and civic agency.

    Core Capabilities:

Leadership and civic innovation workshop design and facilitation

Youth and early-career development programs integrating finance, policy, and community impact

Board advisory services on inclusive growth strategies for corporate and nonprofit institutions
