Franklin Eruo
Our Founder & Managing Principal

Franklin Eruo founded Eruo Advisory after nearly a decade in institutional real estate, directing acquisition analysis on $25B+ in assets and closing $1.5B in transactions across Blackstone (LivCor), JLL, and KeyBank.

At Eruo Advisory, he leads capital strategy, economic development, and community program execution for public agencies, foundations, and private developers. In the firm's first twelve months of operations, Franklin secured over $150,000 in grant funding, sponsorships, and program investment, supporting initiatives spanning food access, youth financial literacy, and community economic development.

Franklin is an active civic leader whose affiliations span real estate, economic development, and community investment. He serves as an Associate Board Member of the Harold E. Eisenberg Foundation and Urban Initiatives, and is a member of AAREP Chicago's Finance Committee. He served as Curator/President of Chicago Global Shapers, the World Economic Forum's Chicago hub, from 2024 to 2025, and is a graduate of Black Bench Chicago (Cohort III) and the Memorial Foundation's Global Impact Fellows Program (Cohort IV). He holds an MBA in Finance from Cleveland State University and is a licensed Managing Broker in Illinois.
